   Assuming that by 'existing property' you mean you own the lot, start with   
   that. What is the access? Are utilities at the curb? Do you want a house   
   built 'around' particular natural features? Is the lot level? All the   
   messing around with the lot will cost and really should be figured in as   
   a fixed base cost. Then do the house. Cor is right on the money about   
   kitchens and bathrooms. Figure those first, then back off later, if you   
   have to. Consider doing some of the work yourself. Trim carpentry is not   
   that difficult, for example, and neither is painting. DO NOT do your own   
   dry wall work - this is the messiest, most back breaking interior work.   
      
   Best thing to do is talk with an architect. Or if you don't want to spend   
   the money on that, talk with a realtor familiar with the area where the   
   property is located. Most of them will be able to give a ball park   
   figure. With that in hand, look at kitchen and bath fixtures and finish.   
   But do talk to somebody who Really Knows.
