   How many rental properties do you own?  Rentals at the coast have the   
   same headaches as managing any rental, with the additional problems of   
   salt water, storms and bored teenagers.  Vacant beach front rentals tend   
   to get broken into and used as party houses.   
      
   You can avoid most of the headaches by hiring a rental management outfit   
   and keeping it rented, but tenancy rates are low in the winter.
