   Uhh, yeah.  Did I say otherwise?  Permits, construction expenses, & sweat   
   equity.  My point was in agreement with Ted that the savings on the property   
   outweighs the extra expense of putting in the buildings.  Which is why I'm   
   not whining about the fees.  I know I'm coming out ahead.

   Didn't research what?  My proposed outbuilding location is ~25' in elevation   
   above the 100 year floodplain.  The stream is small - so the possibility of   
   ever seeing the stream rise that 25' beyond the 100 year flood plain is just   
   outright unlikely.  I am contending with a 8% slope - and that was dang   
   obvious just looking at the land.  I will have no issues getting a permit to   
   cut down the grade and place the outbuilding at a lower elevation.   Why do   
   I fell confident?  Because I already placed a house at a slightly lower   
   elevation.   
      
   I also know enough to realize that Lane county was one place NOT to buy   
   because of permit fees.

   What about the Portland Airport and all of the housing that has sprouted up   
   north of Columbia Blvd. from Delta park to Troutdale?  Regular Columbia   
   river dredging, pump maintenance and dike maintenance are all that keeps   
   that giant stretch of land from going under water on a regular basis.
