   fancy.  I'm trying to get a handle on "sturdy but still looks reasonably   
   nice".  I've Zero interest in "fancy surface but cheesy quality"...   
      
   For example, would $125 per sq ft be reasonable?  Or would that not be   
   enough to include fees plus costs?
