That would make the vast majority of clauses in millions of       contracts invalid!              As far as I know a contract is valid so long as it does not violate any       applicable law so, unless there is a law FORBIDDING requiring tenants to       have insurance, it's perfectly legal, valid, and binding to include the       requirement in a lease.
