   Of course they do if it's part of the sale or lease agreement.  Your   
   only moral and ethical choice is to accept those terms or walk away,   
   both of which you have the right to do.  You certainly aren't acting   
   morally or ethically if you somehow take possession illegally (your   
   choice of phrasing speaks volumes, BTW) and/or then violate the terms by   
   which you were granted possession in the first place.
