  Consider using a virtual machine?  ie: I run my BBS/Fido programs
under XP in a virtual machine on my windows 8.1 box.  I don't even
notice it's running hide the window and all that.  Am still able to
play video games / watch movies etc.

  If that's overkill would TER work in dosbox?  Again it's emulating
dos, but it works.
