It really was a blessing in disguise wasn't it? If that had not occured, it 
would not have dawned on me with everything else on my mind to check it until 
it was possibly too late. :)

Dat is good! Ya? I have a friend about a mile away and crick in the backyard. 
That poor guy gets really hammered everytime there is a hard rain over 
extended time. One of those call the fire dept kind of places. Nice house 
too.. Just that creek does not seem to care..
